VA Home Loan Program:
The VA (Veterans Administration) Loan Program was established to help give qualified military service personnel the opportunity to purchase homes with no down payment. Veterans Administration loans are insured by the VA and are seen as an advantageous benefit to members in armed services. The program can be used more than once, however a down payment may be required. VA sets the lending guidelines and maximum loan amounts by county and state.
Benefits of the VA Loan Program:
- No down payment required unless exceeding the county loan limit or second tier entitlement is being utilized to purchase an additional home while retaining a prior VA loan
- Credit scores under 720 have lesser impact on the interest rate vs. Conventional
- Sellers can give up to 4% of the purchase price towards paying off personal debts for the Veteran to qualify and the seller can pay reasonable/customary closing costs on behalf of the Veteran
- No monthly mortgage insurance premiums
